Move-in & move-out checklist for tenants

Points to check before you sign, at move-in and at move-out.

General information, not legal advice.

There is no official English move-in and move-out checklist. Flatmate's list is unofficial.

Before you sign

Written contract

A written contract is strongly recommended.

Deposit and prepaid rent

The deposit is at most 3 months' rent. Prepaid rent (forudbetalt leje) is at most 3 months' rent. Together that is at most 6 months' rent.

Notice

The tenant's notice period is 3 months. It is 1 month if the landlord lives in the flat (a room in the landlord's home).

Cold water

Cold water may be billed separately only if there is a meter. Otherwise it is included in the rent.

Move-in

Photos

Take dated photos of every room and every defect.

Inspection

A professional landlord must hold a move-in inspection and hand over a written report.

Signing the report

Do not sign the inspection report as accepting responsibility for everything in it. Only sign what you agree with.

Mold

Mold that you did not cause is the landlord's maintenance duty. Write to the landlord first.

Move-out

Professional landlord

A professional landlord must hold a move-out inspection and hand over a written report. The landlord must give at least 1 week's notice of the move-out inspection. The inspection is held within 2 weeks after the landlord learns of the move-out.

Non-professional landlord

A non-professional landlord must raise claims within 2 weeks after move-out.

Signing the move-out report

Do not sign the move-out report as accepting responsibility for everything in it. Only sign what you agree with.

Deposit dispute

A dispute about the deposit can go to the huslejenævn.

Huslejenævn

The huslejenævn (rent control board) is a public body that decides disputes. The tenant or the landlord can file. You do not need a lawyer, and you do not need a membership. The process is written.

There is a small fee, see current amount at kk.dk.

The huslejenævn covers the size of the rent, rent increases, maintenance duty, move-out repairs, repayment of the deposit, and utility accounts for water and heating.

If the rent is regulated (not free rent) and clearly too high, it can be challenged within 1 year after moving in.

The huslejenævn is not a tenants' association like LLO.
