There is no single lawful price for every room
An advertised price does not establish that a rent is lawful. The applicable rules depend on the room and property. Flatmate does not calculate a legal market rent from floor area or guarantee the rent you enter.
A room in the home where you live
Copenhagen Municipality describes a letting without its own kitchen as a room. Where that room forms part of the landlord’s own apartment and the landlord lives there, rent is assessed against the rental value.
The assessment compares similar accommodation by location, type, quality, equipment and condition. Your own housing costs or desired profit do not by themselves establish a lawful rent.

Utilities are not automatically an extra charge
For a room in the landlord’s own home, heating, water and electricity generally belong in the rent rather than being charged separately. Check any applicable exceptions before completing the contract. Make clear what the listed price includes.
Where every room is let and the landlord does not live there, the arrangement differs: often called club rooms. Rent then follows the property’s applicable rules, and municipal permission may also be required.
Resolve the rent for your particular room
Collect information about the room, shared areas, property, utilities and comparable tenancies. Ask the municipality’s rent board which process applies to your case. The board can handle disputes about rent levels; signing a contract does not make excessive rent lawful.
Tax and rent regulation are different questions. A tax allowance does not tell you what you may charge a tenant.
