Use the official A10 form

Type form A, 10th edition is the authorised standard form for private residential tenancies, including rooms. Use the ministry’s Danish PDF or the official English A10 from 2025. An unofficial translation is not the authorised English form.

An English room rental contract

The authorised English A10 applies to agreements entered into after 1 February 2025. All fields must be completed in English when using that edition. Agree on the language version before signing and read the guidance supplied with the form.

Describe what the tenant can use

Identify both parties, the actual room and access to a shared kitchen, bathroom and other areas. Mark a subletting arrangement where applicable. Record the start date, rent, utilities, deposit, maintenance duties and any fixed term.

A payment field on the form does not by itself permit the charge. Separate utility payments, for example, must comply with the rules for that particular kind of room. Resolve the rent before signing.

Read section 11 and the appendices together

Special terms and permitted departures belong in section 11; do not edit the printed terms yourself. A contract cannot remove mandatory tenant rights. Both parties should retain the signed agreement, its guidance and agreed appendices.

Subletting agreements must be written, and the main landlord must receive a copy before the sublet begins.
